Doing Homework

August 30, 2006

Sellers in competitive markets want to do everything they can to give themselves
a competitive edge over their competition. With this in mind, sellers should help
prospective buyers do their homework. This means providing prospective buyers
not only with fact sheets about their homes, but the community as well. These
days, beyond the number of bedrooms, bathrooms, and square footage, buyers
want to know about utility bills, taxes, the efficiency of heating/cooling systems,
and even the R-value of windows. The more you tell them, the better they will be
able to make a quick, informed decision on whether to buy.

Listing your home with Roy Wheeler Realty Co. gives you the advantage of having
a team of experts apply themselves to the task of finding you a buyer as
quickly as possible. Our proactive marketing strategies as well as our pricing and
negotiating skills are critical in this current market. Since 1927 we have been
providing quality service in a professional way to Charlottesville and the Central
Virginia area. We would consider it a privilege to provide this same service to
you.

Innovation Continues to Thrive at Roy Wheeler Realty Co.

We launched a massively-redesigned website at www.RoyWheeler.com today. It breaks ground in the Charlottesville market with one of the first, broker-sponsored blogs where clients and clients-to-be can receive up-to-the-minute commentary about changes in our dynamic real estate market.

The site also combines client research tools with the latest technology including this blog, individualized property searches and get-to-know-your-agent bios.  In addition, visitors can now study the buying or selling process so that they know what to expect before contacting a Roy Wheeler agent.

It’s just another example of how Roy Wheeler Realty Co. continues its leadership on providing innovative service to its clients.

By Comparison

August 2, 2006

To best help them set a realistic listing price, real estate agents and sellers must
take into account the value of "comps." This term refers to comparable sales
prices, preferably of similar homes within the seller's own neighborhood. In fact,
the three most important elements with regard to finding acceptable comps are
area or location, comparable amenities in homes, and sizes of homes.

Real estate agents know how to read and understand comparable sales data and
use this information to help determine the proper market value of a property.
Perhaps no other step in the selling process is so critical to best assuring a
sale. Unless a home is attractively priced, it will not draw offers.

Don't be fooled into thinking that your house is worth more than someone is
willing to pay for it, or that it's just a matter of waiting for the "right" buyer to
show up. Surveys show that the longer a house is on the market before being
sold, the greater the drop in price from the listing price when it does sell. For
more information, call ROY WHEELER REALTY CO.

We provide our clients with the finest homes and properties in the Charlottesville, Albemarle and Piedmont regions. We strive to continue the tradition of excellence established over the last half century by providing exemplary real estate service.

HINT: If sellers set the listing prices of their homes too high, they will be bypassed
by prospective buyers who wrongly believe that they cannot afford them.
